Amber Dawn Apartments

It has not been great. I have a bathroom leak under the floor. The maintenance leaves a mess when they enter the house which has caused me to have someone or me present at all times. The maintenance are clearly guys who don’t know what they are doing and can just patch stuff. Caulking is horrible, patching looks hideous. Pay somewhere else if you can that actually cares about the maintenance of their facilities. The electric and water bills are the highest I’ve ever had due to the maintenance of this property being poorly maintained. Water bill is over $100 and electric is $200. Electric company said the property needs to be inspected for maintenance as to why bill is so high. There are leaks all over property of why water bill is sky high. Since moving in I had suspensions about this place. The office staff is nice but the actual living apartments are not. The place is old and run down. This place could have potential to be nicer but I see that they cheaply patch everything up. The maintenance to the place is done by clearly someone who doesn’t know what they are doing. My boyfriend has gone in an chaulked the cracks. ROACH INFESTED. I have my own pest control coming out to bomb. You can see the water damage from previous living because again whoever does the maintenance is very either low budget or doesn’t know what he’s doing. I wouldn’t live here long term. If you need an easy approval home then this is the place but if your clean and would like a livable enjoyable home this is not the place. Bomb your place before moving

My wife and I, are so happy to live here . For so many reasons. We enjoy having go neighbors , also having a swing pool for the summer time. And that always clean in the parking lots and the park. And around the apartments.

I’ve been living here at Amber Dawn Apartments since December 2024. Since moving here, it’s been nothing but great! Rose, the property manager has been awesome and really does care about your guests that live on property which makes the experience of living here even better. Rose and her office staff have been amazing and whenever you need anything done such as maintenance work, it gets done professionally and in a timely manner. The overall complex is quiet, peaceful to live and a great area overall.

I’ve been here 5 months in the townhomes, This is an older but Quiet complex, there’s never anything going on outside. Grounds are clean. My neighbors are quiet respectful and keep to themselves. Never had any break ins or theft of property or damage to vehicles. Office manager Rose is awesome to deal with and maintenance. She responds promptly to questions and concerns. She also goes the extra mile to make sure you’re happy with your unit. She’s helped me with some sticky situations due to my personal issues and took all the stress away. Maintenance is prompt and more often then not comes same day and never has to come back twice for the same thing they get it done the first time or they call outside services in.
