Timeline: On June 30, 2024, I began renting from Align Communities, at "The Waverly." From the moment I took possession of the unit, until the present, Align Communities has been in blatant violation of my lease and numerous Florida statutes. On January 10, 2026, I began informing other tenants—using publicly available State of Florida records—how to independently verify apartment license status, preserve documents, and file complaints if they chose to do so. I have been a tenant here going on 2 years. When I originally moved in- I had amazing landlords- small private owned company that kept great communication. Then DeSimone took over the property for a few months- not the best landlords but definitely not as horrific as Align Communities. I have had continuous issues with this company. When we initially moved in rent was fairly cheap compared to other places. We only paid $975 (including the $25/mo pent rent). This company will charge you $350 non-refundable per deposit in addition to $25/mo for your pet. We received a letter from Align Communities that our rent would be going up to $1199.00. They had already remodeled the empty units that had vinyl flooring and a washer and dryer for $1299.00. I had called and asked if they would be willing

These people are a SCAM. I literally wasted a week of my time working with them because they told me “we work with people who have evictions on their credit, we understand times are hard” …bunch of lies. They got all my personal information, bank statements, paystubs and my credit info just to tell me that I was denied due to an eviction. Well duh! I told you that from day one, but instead of being straight forward and HONEST, you wasted my time when I could have taken my business somewhere else! They are very shady and a bunch of liars and I wouldn’t recommend my worst enemy to these hypocrites. Karma is real and what you guys put me through will turn around and hit you ALL 10x fold. ✌🏾
