Has been one of the worst leasing companies I’ve dealt with. We have rented a lot of different places and by far the worst. The communication with residents is TERRIBLE!!!! If the office is closed they let you know day of at 9 am. Maintenance does not communicate what’s going on with your work order, doesn’t let you know when they will be there. They don’t maintain their property well, grass around the homes are cut but anything else is up to your hips. The playground area is always a mess, trash on the ground. Community needs speed bumps because there are a ton of kids that live here and people speed. Can’t reiterate enough that their communication with their residents is terrible. I am going on the 12th day of no one responding to my multiple asks of when my Central AC unit will get looked at/fixed in my Gibbs Farm rental. Every single time you call the corporate office number you get an answering service to leave a message, with no call backs. I have also called Maintenance multiple times, reached out by email to property management for assistance and asked for status in the portal app on my phone and still no ETA of anything as of now. I have been a great tenant for over 2 years and this is the worst customer service experience I have had since AdaLease took over managing this property. I have rented multiple properties over the years as well, and never had issues like these ever!

You better off getting hit with a brick then trying to have maintenance come out and take care of issues! It’s been a month since we moved and we filed maintenance on repairs and still nothing done and they saying they will call back and never do! Absolutely pathetic! Hole in main bothroom tube. Wasp nest back patio. And mind you we were told about it in move in day and they still working on getting that resolved.. and ants issue is ridiculous. We had to buy ant repellent our self even tho we paying a per month on their lease for pest control. Our baby woke up all bitten up one afternoon. Put up this review since it’s been a month of us trying to get somebody out. Still waiting….

Adalease is an absolute joke of a company. AC has been broken for a week. They send out a maintenance guy, who fails to fix the problem, and adalease fails to hire a competent HVAC technician. Gibbs farm used to be a great complex to live, not anymore under their ownership. Any individual or company that decides to “invest” with Adalease/Opal is ignorant as to Adalease/Opal sub-par standards. There aren’t words to articulate the inadequate leasing ability this company has.

They are rude, don't call back and abuse immgrants by charging them double the rent!! Do not do business with this company. My original leasing company, was taken over by Adalease. I tried several times to contact my property manager Christina Durham to tell her i was leaving so she could provide instructions for the proper turn over. I send numerous emails and called the cell number she provided 20 times, since she is the property manager. I finally chased her down via email, her response said I had to give her a reason what i wanted to speak about before she would return my call. I had always paid my rent, never caused trouble, never even asked a question. Now i have to provide a reason just to speak with her. I forwarded the emails with the reason I wanted her to contact me.
