One of the worst property management companies I've ever encountered. They are very negligent when it comes to tenants rights, housing legislation, and safety. Consistently, they do not comply with NY housing regulation laws. My units hot water went out a couple months ago and it took them 8 days to fix it... this was after multiple outreach attempts begging them to fix it as well as many 311 submissions. I also have a leak near my window that allows water in during rain storms. When a maintenance request was submitted, they coordinated times to fix it twice and ghosted me both times. Then just simply stopped following up about it. It never got fixed. Currently, my unit is 60 degrees in the dead of winter and the heater will not turn on. Terrible management company that allows one super to manage multiple 4+ buildings who half does every job because he’s obviously not meant to handle all of that. The buildings get half cleaned once a week, and god forbid it snows. Treat all tenants w respect and dignity!

I came to ABJ property in the middle of the pandemic, I was desperate. A b j property gave me the opportunity to rent an apt and worked with me regardless of my income and mental health status. I received a lot of resources, mercy and healing within this unit. It seems as though the property manager has about eighty other properties that are listed. Some of these buildings are so old and it makes us all so overwhelmed. Abj is smart they receive government funding through vouchers and are very easy going with tenants for better words. My building is safe my neighbors aren't all that but they aren't the worse. Super cant keep up with everything and the staff is out of sight so the communication can get rough! ABJ Properties is associated with BK7 Holdings LLC. Both companies are negligent when it comes to tenants rights, housing legislation, and safety. Their building at 22 Covert St is mouse-infested. Mice are secretive creatures yet I am still experiencing 1-2 each week, either dead or running to hiding. There are signs like bait being eaten and there are holes dug through the walls so they can get in. ABJ Properties has been made aware of this >5x in the past 3 months. They have not come to repair the holes, and they have stopped answering in a whole in regard to health and safety maintenance requests. They also have tenants who are a threat to others, but claim their hands are tied. They admit to being in a business that involves people, but deny responsibility to protect their tenants o

Worst management company I've ever had. They just ignore your emails/texts/calls (I've tried all 3) in hopes you'll give up so they never have to fix anything. They'll ask you to be home at a certain time for repairs/inspections and then never show up. You can only get in touch with them when they need something from you... They don't respect their tenants.
