I’ve lived at 160 for over 16 months. During the first year, there was some construction, but it was manageable. That all changed in the last 2–3 months. The building has turned into a nonstop construction zone, with loud, disruptive work happening almost every day in different parts of the property. The elevators are constantly out of service. Access is frequently blocked due to floor work. And now, they’ve planned an entire month of roof demolition — the noise is so intense and relentless, I literally can’t stay in my own home. I work remotely, and it’s been incredibly stressful trying to hold meetings or concentrate while jackhammers echo through my apartment. What makes it worse is management’s response. My advice to the management company as a potential tenant is this: stop replying to valid complaints with blathering about investing in the building. Start doing things that make a difference- increasing and improving space for affected tenants to work in newly set aside quiet areas appropriate for confidential phone calls, fixing or replacing the constantly breaking elevators. People aren’t interested in lukewarm “we’re sorry, we’re investing.” That sort of inaction and blabbing is indicative of your team not caring about fixing things in the short term while you gladly milk your tenants for a luxury building you aren’t delivering.
My wife and I recently moved into this building in 5/2025. We had read some of the negative reviews but were told this was just apart of the growing pains of a renovating building. It is much more than that. This is the most poorly run building either my wife or I have ever lived in. We have spent the last 15 years living in apartments in NYC, Chicago, and LA and none of them have been run this way. There is 1 elevator that currently runs for the south tower above floor 20, and it is very often out leading to residents being stuck on higher floors, especially those who are older, have young children or disabilities. The turn over time for any sort of maintenance can be over a month for someone to come check out your apartment. Even after evaluation, little maintenance is actually done.
Please RECONSIDER before renting in this apartment. I have lived in NYC for 8 years and this has been the worst tenant experience. The biggest issue over the past year is the lack of functioning elevators. There have been multiple reports of tenants being stuck in elevators, which is a huge safety concern especially kids and tenants with medical conditions. There has only been one functioning elevator for the past year in the low-rise building. It took management almost 7 months to bring in a vendor to fix the elevator, which is still a work in progress. Based on what I've been hearing, it seems like other elevator banks in the complex also only have one functioning elevator. There is also constant renovation of the units over the past year which means loud drilling noises in your unit. I
There are significant issues with the management of this building. The elevators are frequently out of service—often with only one, or none, functioning during peak hours around 5–6 p.m. Construction is ongoing year-round, and water shut-offs are a regular occurrence. Tenants are also hit with numerous additional charges, including steep fees and surcharges for water and heat. The water quality is extremely poor—hard and full of minerals—which can damage skin and hair. Despite raising these concerns, no meaningful action has been taken. Rent is only part of the cost; expect an additional $50–$100 per month in various fees. An amenity fee is also charged, yet the gym is undersized, outdated, and in need of new equipment.
