Wellington Estates Apartments

Terrible management. The front office is rarely occupied, and even when it is, they don't address real issues. Noisy neighbors, rarely any parking, dumpsters constantly overflowing, never any accountability. Management has even had their own employees leave positive reviews to try and raise the overall ratings of the complex so more people want to move in. Maintenance is rarely reachable. A water heater, washer, refrigerator, 2 exhaust fans, dishwasher, and thermostat failed in a very short amount of time. Worst of all, during the summer months, when it reaches 100°+, there is no air conditioning, so the apartments easily reach 95° or more. There is no justifiable reason to live here. Pick anywhere else. I assure you, there are way better options, and you'll have far less regrets. AVOID AV

This place is a nightmare. They're owned by a large company in downtown Portland and they use scare tactics and legal jargon to try and threaten tenants into submission while violating local and state laws well aware that most of their residents cannot readily afford to go toe to toe with them legally. This place is toxic. They allow people to leave their animal feces all over the property. There is no parking. Trash is always piled up. And the people who are supposed to be in the front office are never there. They're either working remote or trying to mismanage other properties. It is insane that they want $2500 for a 2bd/2ba in a place that acts this trashy. Just move to the complexes across 99W and be happier.

I'd give this place a zero if I could, been here three years, and the driveways and firelanes are as packed with cars as a dealership. Makes it impossible to find parking or even navigate out of our assigned spots. Only has gotten worse over time, and there's no management retention. There's virtually a new face at the office every week. Edit: We moved out on June 14th 2025, we found black mold in our entry closet from a possible leak behind the drywall while we were cleaning it on our last day. They probably were too lazy to get rid of it and painted over it after we left. So fair warning to new tenants.

We've lived here going on 3 years. Never had a problem. Safe area. Property VERY well taken care of. Weekly land maintenance. Never seen the trash overflowing. Management Never gives you a problem. Very spacious and affordable interiors. Old apartments we've had things repaired but the maintenance crew is awesome and have fixed everything basically next day. Never a it's your responsibility even for things that were a little questionable. I plan on living here until i purchase a home

I've lived here over 5 years, and things have changed for the worse, so I’m updating my review. These 1980s apartments were maintained pretty well overall until recent years. Nowadays, the Wellington Estates is trashy and gross. I used to be very happy with facility management because of the low cost of rent, but issues like overflowing dumpsters, unaddressed maintenance, piles of pet feces, scary looking/loud neighbors, junker cars parked illegally, drug use, and trash strewn around the property are common and not cool at all. There isn't a play area for children so kids tend to run amok often unsupervised on the property. Parking can be neigh impossible in the evenings if your vehicle lacks an assigned spot.
