Waterside at Reston Apartments

The buildings are reaching the end of there economic lifespan. Management is more concerned with exterior appearances than actual improvements. I was told I would have to pay $95 for carpet cleaning when I know they have to replace the carpets after 3-1/2 years. Knowing what I know now, I would not have rented here. And certainly would not do so again.

I’m not quite sure why some tenants are leaving negative reviews, but my family ( with 3 young children) and I have had a wonderful experience here! We’ve been living in our apartment for over 10 months now, and we’re so grateful to have found this place. The unit was spotless when we moved in—I have OCD, so I really appreciated how well they cleaned it! The leasing process was quick and the amenities are just fantastic. We love taking walks around the pond behind our apartment, and the pool and gym are great additions too. The maintenance staff are super friendly and responsive. Since we have young kids, we opted for a first-floor unit. I just had major knee surgery 2 months ago, and have a Handicap parking permit. I called when I got the pass asking if I can park in reserved spots if handicap is taken because I am on crutches, and whoever I talked to said yes I could. This morning I was towed for doing exactly as I was told by the apartment and had to pay $250 for the towing, and after I reached out to the leasing office I asked if they could waive that fee since I had a handicap placard and followed exactly what they said and they refused. Extremely disappointed and will not be renewing my lease. They also changed parking to be visitor where it is extremely expensive to have visitor cars.

I had mice for several months and had to call every day for a week in order to get the issue addressed. Appliances are incredibly outdated. For example, my washer and dryer are from 2008 and make a loud banging noise when used. Recently they made visitor parking spots cost a fee higher than Reston Town Center and metro parking garages, meaning that you cannot have guests over unless they are willing to pay. Management is unresponsive unless you call them and it is difficult to get maintenance to come to your apartment without several calls. It took my neighbor over two months to get a broken appliance replaced. They seem more concerned with the exterior of the apartments than the interior. I have two friends who live here & am a frequent guest. Some time in the last two weeks they have made their very inconvenienly located guest spots pay-to-park. They're charging city rates to park in a so-so suburban apartment complex. The renters I know warned me that they are rabid about towing as well. Think twice about renting here
