Villas at Southern Ridge

I had a leaking refrigerator in my apartment that was reported multiple times but never resolved. Due to this ongoing issue, I eventually had to vacate the apartment. Before leaving, I thoroughly cleaned the entire unit and returned it in excellent condition. Despite this, management charged $650 from my security deposit without providing any justification or itemized statement. I have emailed them requesting an explanation, but they have not responded. This lack of accountability, poor maintenance response, and unprofessional handling of the security deposit is extremely disappointing. I would not recommend this management to anyone.

There is not enough good reviews about this place!! It’s honestly a hidden gem. My wife and I almost didn’t move here just because there’s so many negative reviews, but I’m so glad we did because there has been absolutely no truth to them, and I have a hard time believing the negative people even lived at the same place. The only reason I can think is that other people may have independent landlords, whereas we rent directly from Southern Ridge.This place is affordable, well renovated, and everything works great. We’ve lived here for one year and the only issue was right when we moved in our dishwasher didn’t work, but maintenance took care of it no problem and it’s been great ever since. We've lived here for six years and we're leaving because for over a year we complained about the building flooding during heavy rains and were repeatedly ignored. This was prior to Hurricane Helene, which occurred in September 2024. When Helene hit, our building and some of the other buildings in the complex flooded really bad. Water came into the ground level units, ours included, and did a great deal of damage. When we complained, they essentially told us to shut up because they were handling it. Fast forward to lease renewal time, they've increased our rent by over $200/month(an increase of more than 15%), stopped including the cost of water in our rent and are requiring us to get the carpets professionally cleaned if we want our deposit back. I have been here for 5 years, just before Covid started, and have loved being here. Jean, Melissa, and Bernie have been so supportive and helpful. Whenever I walk in or call, they welcome me like I’m family. I really appreciate how wonderful and kind and supportive they are and how they treat me not only as a tenant but as a friend. They’re also wonderful folks to just talk to, not just about tenant stuff. And that UVA discount is HUGE for me. I feel blessed to be here.

It was good and then it changed. Maybe new ownership or new management, maybe it will be good in the future. Prices are higher while quality getting lower. And there is no decent option to get rid of your lease.
