have been a long-term resident at Village of the Pines for over 10 years, and I feel obligated to share my experience so prospective tenants are fully aware of the ongoing maintenance issues at this property. Since January, my unit has had a persistent leak from a pipe located underneath the concrete slab and beneath the carpet. This has caused water to seep through the flooring and repeatedly flood areas of my apartment. The carpet and subfloor have been saturated, and the moisture has spread into other parts of the unit. This creates serious concerns regarding property damage, sanitation, and overall habitability. This is not an isolated incident. I have been more than disgusted residing at 700 E Peckham Ln #26. I was here almost 3 years and NOTHING gets repaired. I have no heat or air conditioning. I've had my water turned off multiple times and 3 times without a 24 hour notice, in fact no notice at all. I have videos of turning on my faucets with no water coming out and I have no notice. All the disgusting dog poop everywhere. The nuisance of people parking where they want. Blocking the entrance and exit, parking right in the middle of the drive through. Office told me they can't do anything about it if they aren't parked on the red. So that's why they park in the middle of the drive through. The 2 vehicles that park between my vehicle are monstrous size of vehicles and I'm always squished. I complained to the office, again

Mission rock is the worst thing to happen to this place. We don't have a porter anymore, ours used to keep this property looking great, there's dog poop all over because they don't clean it up or refill the bag staions anymore. It's like waste management doesn't pick up trash here anymore, the trash cans in the back of the complex have been over flowing for 2 weeks maybe more and no one ever answers the phone in the office. Our rent somehow magically is 50-60 dollars more than it was when Kromer owned the place even though we are locked into a lease the new property management says its because the water and sewer "just charges like that" like we haven't been paying a fixed lower rate for it for years. I have been a tenant for a few years and I feel like it’s been home for me. The staff in the office are all very friendly and have big smiles and an attitude to serve. Brittany especially shows a lot of love for her job and a willingness to help. Whenever something in the apartment pops up and needs to be worked on I get a fast response, a work order placed and the issue fixed in a quick manner. The complex itself is very nice, clean and spacious. Landscapers constantly coming to maintain a lively and welcoming property for people to enjoy. I love living in an area so close to the park for my dog, stores and food close by for entertainment and close to two popular bus routes for days when my car is in the shop.
