I feel bad for the cam in Marion ranch . They are just doing what the builder wants . Marion ranch losing so many people Bunch of for sales signs . Homeowners not liking the builder run hoa. They retaliate against the Homeowners who have sign up because there are too many now . Some of these signs have been up for months now they start harassing Homeowners. Wait until neighborhood is 100% complete before buying here . Too many problems between hoa and homeowner now . There's also a old man who walks around reporting people to the hoa . No peace here , no community ,

Like many other reviewer said, Vesta Property is a horrible service provider. I have been trying to contact our HOA manager Stephanie Judd for over two weeks regarding our swimming pool issue. I emailed her 4 times, called the office 3 times and left voice message. I got 0 RESPONSE from her, absolutely 0! The receptionist who answered my phone was not helpful neither, other than telling me "she is not in the office". I told her the issue and she did not show any willingness to help. Highly unprofessional and they do not deserve to be in the market. Recommend to avoid this company.

This company is an absolute disgrace and should not be allowed to manage anything, let alone entire neighborhoods. They do not answer their phones, ignore emails, and show complete disregard for the communities they are paid to manage. I live in the Carriage House Lane neighborhood, which has been surrounded by a rotting, dangerously unstable perimeter fence for nearly a year and a half. Vesta was responsible for hiring someone to fix it — they sent someone out who patched a single panel and then vanished. That was months ago. Ongoing Issues with Vesta Property Services – Unresponsive and Unprofessional Management I am extremely disappointed with the service—more accurately, the complete lack of service—from Vesta Property Services, both at the Gainesville office and at the corporate level. I have been experiencing irrigation issues in my property for over a month. Despite multiple complaints via email and several phone calls, I have received no response whatsoever. I even escalated the issue by calling the corporate office multiple times—again, with absolutely no follow-up. Stephanie Judd, the property manager, has been completely unresponsive. My mom owns a condo in Gainesville, FL and has been experiencing leaks for over 2 years. She's been thanked for her patience - but it seems that her patience towards this situation is being taken advantage of as there is still no resolution. Similar to the experience of others, my mom has been and is currently living in an unsafe environment, and it is not being addressed properly. We are unable to sleep in our bedrooms due to the active leaks as we have been advised by other independent parties to NOT sleep in these rooms due to the growth in the walls. When you have wet walls, you will have bugs, especially in FL, and this has been a big issue as well. The issue is that the exterminators are unable to adequately address the bug issue because of the leaks (wet walls) not being addressed.
