I personally had the most difficult time getting back my security deposit after moving out of this place. I eventually had to go to the court, go through the whole process, and get a judgment to get my money back. Check out San Francisco Superior Court website, go to their online services, and query Vanguard Property Management in Case queries to look at the public records and make your own judgments.

Lived there for 1 year, kory was nice initially... . the maintenance was slow, very slow to respond. Even though it was a new building material used was cheap and falling apart. Walking the dog was hassle, there wr needles every where as soon as you step out of the building, homeless people right outside the building. A homeless lady was stealing amazon boxes left outside the door. When it came time to move out. Kory and Craig wouldn’t respond. My move out walk was not done. When it came time to pay back the deposit kory and Craig did not respond. I got 40% of deposit back after 2.5 months. No explanation of charges was given to me. Will never do business with vanguard properties and I don’t recommend this company to any one.

Whoa! I would definately do your homework before planning on staying at this place. Although it looks amazing, allow me to remind you that looks can be decieving. I stayed at an Airbnb located in that building and let me tell you it is a mess. The electricity in the apartment i stayed in was extremely shotty and would surge throughout the day. It was so bad my daughter couldn't visit me there out of fear of having an epiliptic seziure. Not only that but while i was checking out my host informed me that a few weeks back the whole neighborhood was evacuated because one of the neighbors had a meth lab right in his apartment. Honest to God. A freakin' meth lab right in the middle of the City. You'd think that it would be required to divulge such information to guests, however that little nugge

Deplorable--in every way. They did nothing but collect rents, while ignoring scores of building complaints. Get a good attorney if Vanguard "manages" your building.
