URBN Village on 5th Avenue

We bought into this development over two years ago and love living here, but the amenities are not as advertised. The common areas were never completed as advertised in their brochures and as described by the sales agents. The dog walk/park was never completed with benches and canopies. Poor quality pool chairs were also bought and are now staining the pool deck and creating a hazard for the residences.

We are able to rent 2 bedroom townhome for about 30% less than it would in WM, while still being minutes away from the drive. The location is practical with a two car garage, and the pool is gorgeous.

Good from far, FAR from good! I've lived here for 4 years. For 4 years I have had dozens of issues with my unit. Most of which were resolved after 2 years. (Yes, it took 2 years for them to even figure out what they did wrong) I still have an ongoing issue however, the builder who says "I assure you it will be taken care of" has yet to do so and does not respond to my inquiries. I could write a book of how bad my purchase experience was on top of how horrible the construction is. (Not even just my unit, but majority of the other owners/tenants I have spoken with have all had similar issues. Water intrusion, tiles lifting, screws popping out of walls, countertops separating from walls, to name a few.) The community is nice and the neighbors (most of them) are absolutely fantastic. Where do I even begin!? The process of purchasing a townhome in Urban Village (Oakland Park) began in October. The HOA approval came within 4 weeks - just outside of the timeframe allowed by Florida statute 718, but nothing to be concerned about initially as I understand the real estate market has never been busier! However, we received a call from our lender stating they have yet to hear back from the HOA after paying $400 and requesting documents (estoppel & questionnaire) which are required for closing. I personally reached out to TMG and they gave me an email (mrossel) and myself, selling & purchasing brokers, and the bank reached out the M. Rossel for a status update. No body heard back from M. Looking to purchase a property can be such an exciting yet daunting task. I was referred to the Home Owner’s Listing Team where I was fortunate enough to meet Mr. Scott Lehr and Ms. Jessie Davis.
