I called Upstate Country Realty to inquire about a rental listing and politely informed the agent, Susan Barnett, that I would be using a FHEPS housing voucher. Her immediate response was dismissive and rude. She curtly told me she doesn’t accept vouchers for any of her properties — a blanket refusal that directly violates the Fair Housing Act and New York’s Source of Income Discrimination laws. Housing vouchers like FHEPS are legally protected, and landlords or agents are not allowed to deny applicants solely based on how they pay their rent. Susan’s attitude was not only unprofessional, but discriminatory and potentially illegal.
