I had concerns with the rental process and felt it was important to share my experience in case it helps others. I recently inquired about a property listed by Upside Property and Management and received a quick response from Christina. I was instructed to submit a photo of my ID just to tour the unit (which I did, with limited information visible). After viewing the property and informing Christina vía email later that evening I received a detailed email requesting hand-signed applications, paystubs, 1099s, and unredacted IDs — all via email, with no secure portal and no offer of a phone or video call. Not the best tenant experience at one of their properties in Santa Monica, not very friendly and even closed to hostile demeaner towards tenants. Cristina is always e-mailing about insignificant matters with "the tenant is never right" and "just do it and do not explain" attitude. Their rentals' maintenance is minimal with low quality materials and reoccurring problems. Maintenance of the landscaping and common areas is minimal, with courtyard and walkways are dusty and filthy (e.g. never cleaned after the resent fires). The courtyard surface is painted and is very slippery and dangerous when wet. There are uneven areas in front of stairways and puddles when raining, making it hard to access and easy to get injured. Plants and grass are in very poor condition and not esthetically pleasing

Rented all throughout Los Angeles and Christina is by far one of the best property managers I've ever met. She is such a joy to talk to. She's so helpful and kind. I just signed a lease with them but judging by Christina's business etiquette I really think they're going to be a wonderful company to rent with.

I was a tenant in one of their Santa Monica apartments for about 4 years until April 2019. I moved out because I bought a place, otherwise I would have never left! Over the 4 years, I got to know the people who manage this organization (I lived in an apartment of a beautiful building, one of the upper units is where the office is located) really well. Seeing them every day . Each of the people is kind, friendly, and very professional. I am a renter of a nice apartment in Valley Village managed by Upside Property management. I’ve lived at this building for almost 27 years now and it has changed hands once since I’ve been here and 10 years ago when it changed hands I was nervous and scared about new ownership but I soon found out how lucky we were to now have Upside Property management as the management company. Everyone makes you feel like family like they care about you and they take care of the building very well and even when they took over they asked all of the tenants what kind of things would they like to see happen at the building and we all put our input and they’ve made everything happen starting with new air conditioners in everyone’s apartment.
