We were scheduled to close today on a property we sold. The buyer was not local and EVERYONE at Universal Title knew that they would be signing remotely. However Universal Title dropped the ball and did not communicate this internally. Their processor was not aware, which delayed our funding over a long holiday weekend. She told us this at 7:30pm the night before our signing at 9am. Who does that!!! On top of that, the processor and the owner of the company were both on vacation and could not be reached. Terrible transaction Did not catch any mistakes on the balance sheet including property taxes the property taxes were overwhelmingly incorrect and were pulled by Universal title. They were only corrected once I reviewed the ALTA and brought up the situation. My questions were not completely answered and were instead met with a ridiculous amount of attitude. Only made an effort to make things work once the closing date was a day away and then were upset that the deal didn’t finish in time. They were incredibly salty and did not even offer any champagne or any other goodies that they were offering the other customers. --> this is just petty. I represented a seller in a transaction, so the buyer chose the title company. They chose Universal, who I had not worked with previously, to my knowledge. Things went smoothly during the weeks leading up to closing. Tynia introduced herself, proactively gave me updates, and was quick to respond when I reached out to her with questions. It was settlement day that Universal really blew me away. The day-of, my client had a family emergency and had to reschedule the closing. The staff are incredibly helpful and understanding to any and every situation. Everyone there is very knowledgeable and is willing to go the extra mile. They were able to handle a complex short sale problem with ease which really helped to make the right decisions. Highly recommend!
