We encountered 2 major issues that you should consider prior to engaging the services of this title company. Issue #1. On the day of closing (as the seller) we saw a mysterious $7,500 Water Escrow that was going to be held. It turns out they misread the communication from the Water Company about what is to be included on the closing statement. The $7500 escrow is to be held for new construction homes to protect the water company against a builder having a large water usage bill after the final closing. Our home was a condo built 30 years ago. The issue is that this did not set off any red flag as to why they would be adding $7500 water escrow for a condo sale. This company was thorough in handling our closing. They explained every form and ensured that I understood what I was signing. They paid attention to each form and caught a critical mistake that could have caused a big problem for me. I would recommend Trident Company.

Word of advice: make sure you read your closing documents carefully and any money being held that should be refunded to you because you may have to fight for that refund. This was the buyer's title company that purchased my home. They held escrow from me for water and sewer of $250.00 since July. They had not done anything about it. I called asked they please pay what is owed and refund my escrow. They end up sending everything to the water and sewer crediting the buyer when they only needed to send about 2 weeks' worth of payment. Then they send me the check to the wrong attorney at an address he hasn't been at in years. How hard is it to refund someone? I've been dealing with Jennifer Baker. 4 months later, still waiting...
