Living here has been an absolute nightmare. Almost every single day, you’ll find homeless people rummaging through the trash bins like it’s a community event. They leave piles of garbage everywhere — used needles, clothes, and sometimes even human waste right next to the dumpsters. It smells like neglect. The new management? Completely incompetent. Ever since they took over, this place went downhill faster than a sinking ship. They’ve managed to clear out half the complex — not because people are moving to better homes, but because they’re being evicted or breaking their leases out of pure frustration. This place is horrible and dirty. The office manager showed me a unit with a roach in the bathroom. #58 or 56 unit. I think the price for any unit there is too much money. $2,050 for a 2 bedroom and 1 bathroom very small unit. And she said that was a special. Omg 😲 😱 No way they need to give it to a homeless person for $800 a month Why is the washer and dry in the storage room on the balcony.

Amazing move in experience. Erika and Jackie were absolute angels and were eager to fix anything we saw in our walk through for our new apartment. The move in process was smooth and the staff is very friendly. The pool looked beautiful and well kept and I didn’t see any pests inside or outside as mentioned in other reviews. Erika says they have pest control come out once a week. Keeping your car tags up to date and paying rent on time is not an outlandish ask and I would take other reviews with a grain of salt. Overall 10/10 so far and I’m excited for my new home :)

I’ve seen a lot of very negative reviews, and honestly, I’m surprised. During the three years I lived here, management changed frequently, but every team I dealt with was consistently positive and helpful. My move-in experience was smooth, day-to-day living was perfectly fine, and my recent move-out was completely seamless. If you follow the rules, allow regular pest control, and treat others with respect, this is a great place to live—we certainly enjoyed our time here. Dumpster divers can be frustrating, but that’s an issue all over Modesto, not just this community (we even see it at our new place). Don’t let the negative reviews scare you away. As a self-proclaimed paranoid germaphobe and bug-phobe, I definitely wouldn’t have stayed for three years if there were serious pest or safety

The new management under Erika Anderson and Jackie Velasquez is constant harassment and discriminatory behavior. I have never experienced this behavior the last 6.5 years of living here. They lose documentation that is submitted and harass you for it and blame it on previous office managers. Very unprofessional and unorganized! This complex is roach infested. Tenants cannot even have a nice stroll in the afternoons without seeing them run across the pavement. There is cat feces all over the place and there is a lack of customer service at the front office. They do not even politely greet tenants and are unapproachable. I think management has far worse issues to over come than harassing tenants. They do not respect the lease and constantly try to over run California renters rights. Beware a
