I recently renewed my lease as I’ve been very happy here overall! I personally have had good experiences with responsiveness from both managers and work orders. I also feel very lucky that everyone I’ve encountered in the building has been kind and respectful too. The location is very convenient and the apartments are surprisingly quiet for being a newer building. Being in Capitol Hill, I really appreciate how many cameras are on property too. I definitely recommend this building. But only if you’ll be a good neighbor too ;-)

The place was nice, my apartment was quiet, great location, parking was very expensive (as it is in Cap Hill)... but the management was consistently late to reply. Took me 4.5 months to get a window fixed. Took 2 months to get my security deposit after I moved out. They were only promptly responsive when it came to trying to get me to renew my lease for which I received several emails. Also the rooftop fireplace never worked while I was there.... I don't think anyone replaced the propane tank.

Caveat: my apartment was a 1B1BA loft and was larger and more convenient (760 sq ft with street access) than the typical unit in this complex. Pros: great location (right across the street from a Safeway, walking distance to everything Cap Hill has to offer), units have nice kitchens with granite countertops, in-unit laundry, move-in fees are relatively low, and the rooftop is gorgeous (and luckily pretty underutilized). Cons: pricey, no amenities, parking is a ridiculous $200 extra/month (and they don't have enough spaces for all residents!), units are poorly insulated so summers are miserable (and the windows don't make it easy to install an AC unit), utilities are expensive, the property management company requires an exorbitant amount of renter's insurance coverage, the units have no

Avoid living here at all costs. A week before my move out, I was completely ghosted by the supposedly “on-site” property manager. I was supposed to have an elevator reserved, but never heard back. I was supposed to have an in person move out inspection and got to the appointment and waited 1 hour only for the property manager to not show up. Absolutely terrible move out experience and the units are small for the exorbitant price.

Positives: - Large windows - Lots of counter space - Good location in Capitol Hill Negatives: - Move out fees are very high. Professional cleaning were between $185 - $275. We were quoted about $80 when touring and told that if we chose to clean it ourselves, they would likely find something we missed and then charge us for professional cleaning anyways. On top of that they are trying to get us to sign a form that says we will also pay for blinds and carpet cleaning which runs about $85 to $125. - Our rent increased about $1,000 after our yearly lease expired - Utilities are very expensive - After management claimed to have made a typo in our lease's monthly price, we received a phone call from management where they were trying to bully us into signing a new lease. They also sent some pre
