Unfair Charges, Poor Management, and Constant Issues – Avoid This Place! We lived at The Stuart at Sierra Madre Villa for over two years. We always paid rent on time, followed all rules, and left the apartment in clean, well-kept condition (see attached move-out photos). Despite this, we were charged $1,060.79 for full carpet replacement after moving out! 1. Carpet overcharge: In 2023, only 80 SY of carpet was installed in our unit, but the 2025 invoice claimed 120 SY replaced—well beyond the actual size of our apartment. 2. Their photos showed only normal wear (like furniture marks), not damage. Some cuts/loose textures shown in their photos were definitely not there when we moved out. 3. Their response? Before moving out, I hired a professional cleaner to thoroughly clean both the apartment and the carpets, as required by the lease. Still, I was surprised to receive a final statement showing charges for both a full apartment cleaning and carpet cleaning—despite the unit being left in excellent condition. Their own inspection photos show the apartment was clean and the carpet was in great shape. I also have photos from the cleaning company I hired that further prove this. When I reached out, a representative named Allen called me to say they would remove the apartment cleaning charge (without addressing why it was there in the first place), but insisted the carpet cleaning charge would remain. Please avoid this apartment at all costs. 😊 Living here was pure torment for an entire year, and even after moving out, it continues to haunt me. My anxiety and depression have only worsened because of this place. Let’s start with the environment. If your unit faces the freeway, prepare for non-stop, 24/7 noise. During my first month, I could barely sleep, constantly woken up by the roar of traffic. The windows do nothing to block out sound. And forget about opening them for fresh air—it just lets in dust and the deafening sound of speeding cars. I just moved in a week ago and had an outstanding experience with the staff, particularly Aaron. He went above and beyond to make my move-in process smooth. He was incredibly friendly, professional, and is a true asset to the property. However, I must note a significant downside: the unassigned parking situation is very difficult. There seems to be a lot more residents than available spaces, especially in the evenings. Every night feels like a competition for a spot, and I've already had to park far from my building multiple times. It's the one major headache in an otherwise great complex.
We lived here for 1.5 years and cleaned the whole apartment before we moved out. You can see the pic below. But what happened after we spent the all day for cleaning this apartment?! They charged us for “cleaning fee”!!! Also they have probably lack of management. They emailed us for inspection several times and missed all the appointments that we decided. You guys have to treat old residents same as you treat the new ones. You shouldn’t go after a couple hundreds of dollars if you want to maintain customer satisfaction. Now we DEFINITELY assure you that we wouldn’t recommend neither just this apartment complex nor Essex Properties.
