The Reserve at Nocatee

Josephine was such an amazing tour guide! She is professional, and knowledgeable. The only reason I didn’t lease here is because I wanted something a little newer. Overall it’s a cozy community, with what seems to be a good team.

The worst place I’ve ever lived. Moved in 6 months ago and cannot wait until I can leave. We have a German cockroach infestation and no one is doing anything about it. We see polmetto bugs every single day at least once and leasing claims that isn’t an issue. If you choose to live here be prepared to live in complete discomfort for the duration of your lease. The cockroaches have completely pushed us out of our house, we’ve been couch surfing for the last week. Not only are the roaches an issue, but as all the other comments have addressed, the beyond terrible water pressure. I’ve switched from showering at home to now showering at my gym as you truly cannot get clean when your shower is a trickle of water. This place shouldn’t be open. It truly is a joke. Very pleased with The reserve of nocatee. The staff was very pleasant and warm especially Melanie the manager. They make you feel at home. Would definitely recommend living at the reserve!

Warning: Extremely Frustrating and Unclear Billing Practices The neighborhood and access to amenities beyond the complex are what make this place worth the price tag. However, the units themselves and on-site amenities are starting to feel worn down (especially the gym). Pest issues are slightly above average compared to other places I’ve lived, but nothing deal-breaking. That said, I’ve had one major issue — the way utilities, specifically water and sewer, are billed. Unlike other places I’ve lived, residents here don’t have a direct account with the utility provider. Instead, the complex re-bills you based on what they receive from the utility company. The only thing that appears on your rent bill is a dollar amount — no details on usage, rates, or fees. Because of this, my water bill

DO NOT MOVE HERE. I have gone months without a proper lease. they tried to move me into an apartment that was completely dirty and not move in ready. The front office is completely a cluster. Mary does not know anything going on and is a liar. She will tell you she has looked into the situation and completely throw you to the side. The water pressure is a complete joke. They will charge you extra for anything they possibly can. The pool was closed for days due to health violations. The pool and walkways are disgusting and dirty. They just “pressure washed” and everything is still dirty. The plants and mulch areas haven’t been touched in years. It’s embarrassing to live here for the past 2 months and pay this absurd amount. I would rather go live back on the west side than stay in the reser
