The Parc at Pruneyard Apartments

tldr; save your sanity and do not move here, or to any Essex property ever. everything you've read in the reviews about Essex and the current living experience at Parc at Pruneyard is true. This place use to be an amazing complex with incredible staff (shoutout FPI and Jonathan) but ever since Essex took over it has been an actual nightmare. Only reason I didn't write this review sooner is because Essex truly beats the will out of you and just exhausts you to the point where you take the bare minimum. They have reduced amenities, gotten rid of on-site staffing, don't have actual people you can talk to about your lease (they hire people from some call center off site for that), have maintenance staff with the worst attitude (only Andres is kind and you can tell he goes through a lot) but o

Another disappointed resident of The Parc at Pruneyard. I wish I would have known that Essex was taking over before renewing my lease. Like mentioned before, there is no onsite office team anymore and the trash is overflowing. Essex's response to the trash situation is that they are actively working with vendors on this issue. Terrible!

was once 5 stars but since Essex has taken over management the quality of living has sharply declined with no end in sight. Somehow, I pay over asking price for a 1br as well due to continuous annual rent increases. I’ve been hearing from other residents an average 6-8% increase on renewal forcing many to move. Sanitation is not well kept and quickly reminiscent of a literal dump. The photos attached are what remains, same day, after the refuse company came by. This is NOT the first occurrence like this. The one Essex employee I see regularly (though not daily) on site is kind but clearly over worked likely due to professionally absent (figuratively and literally) backend staff of any kind. Only reason for the second star is because of the location. No longer worth the money unfortunately.

Although the actual apartments are nice, when Essex took over management they removed amenities, neglected on site sanitation, and got rid of all on-site office staff. They have been incredibly difficult to work with, and I would not recommend moving in here.

It’s been a few months since Essex took over. Still the issues that others have mentioned are still unresolved. Trash is still an issue! The trash area is a huge mess and not getting picked up enough. The main gates are still broken and it’s difficult to let guests and deliveries in. The pool is now broken. I had filled out a form in May saying I would not be renewing my lease in July. Then I received another form mid-July asking for that renewal information again. Then I had an issue with being charged for July’s rent even though I already paid. I called and emailed on a Thursday and it was not resolved until a week later. If you email them you get an automated response that they will respond in 48 hours. Every time I asked for an update, they just say it’s been escalated to another team
