The Palms At Juban Lakes

I have lived at The Palms at Juban Lakes since 2023 and, until recently, had no major issues. Unfortunately, I have been dealing with an unresolved lease renewal problem since October 2025, caused by repeated administrative errors and an ongoing lack of communication from management. Despite completing my renewal application, the lease documents repeatedly reflected incorrect dates. Staff acknowledged the issue as a system error and assured me it would be escalated to management; however, I have still not received corrected documentation or written confirmation of my lease. Communication has been extremely concerning. Emails bounce back as undeliverable, phone calls often go unanswered, and the leasing office is frequently closed during posted business hours. I would give this place zero stars if I could. Before signing the lease, management makes it seem like this is the best place to live, but everything changes once you move in. Shannan, the manager, is one of the rudest people I’ve ever dealt with. The building constantly smells like weed, there are loud parties, and parking is a joke. My apartment (1117) had a sewer washout right outside the door, and as the last unit on the sewer line, I experienced six sewer backups during my stay. Raw sewage would flood my apartment and the breezeway, and the cleanup was always minimal—just a quick mop, chemical spray, and fans. I visited several other communities, and needless to say, leasing staff left much to be desired. Julie at The Palms at Juban Lakes was AWESOME!! She was extremely friendly and helpful, and made my leasing process a breeze! Very happy I moved here!

I lived here for a few years and for the most part, thoroughly enjoyed my time living here. I loved the apartment itself, the location of my apartment and the setup of the complex. I did encounter a few smaller issues over the years, which is to be expected. However, the big issue at this complex that I feel needs to be addressed better for the residents is the pool. Over the years of me living there, the harassment other residents and I would get from non-residents at the pool got progressively worse and worse to where it was unbearable. Large groups of non-residents would constantly come to the pool and yell at the residents to let them in the gate and berate you if you didn't. If you’re looking for a good place to live. The Palms is where it’s at. Management is great and very helpful whenever I need it. They’re always there to answer my questions whenever I can have any. And if I do have a problem they will do all they can to fix it for me. They made moving in a breeze. All the neighbors all nice and polite. The property is very clean and well kept up. Couldn’t ask for a better apartment complex to live at. And the clean up crew and maintenance ppl are great. They do their job and more!
