The Oaks - University Village

Do not live here. My apartment contained black mold, there were constant roaches, the furniture and cabinets were old and about to fall apart. Management is a pain to get a hold of and will delay doing anything as long as they can. It took them over a semester to do anything regarding the mold issue, and the apartment’s air conditioning broke and wasn’t fixed for weeks. On top of all this they try to charge you for whatever reason they can come up with.

Don’t live here. Mold everywhere in the apartments. Leasing office and property management fought to death to not test for mold for a whole semester and dismissed everything. This place is a Petri dish.

I know sometimes people give bad reviews to apartment complexes for dumb reasons sometimes - but the bad reviews on here are all extremely accurate. Please. I know it’s a good price, but do not waste your money here. If you do move here, here’s some advice. Maintenance will probably take 3 months or longer to fix your broken AC, so get ready to buy a bunch of fans to keep yourself cool in the heat till they finally get up to your apartment, don’t fix it, and you have to call them again. If your apartment has damages upon move-in, TAKE PICTURES OF EVERYTHING. They will charge you for damages that were already there when you moved in. Laundry machines are broken 24/7, so definitely find a laundromat near you because you most likely won’t be washing your clothes in the laundry room more than

Please, unless you have no other choice, do not subject yourself to this place. I don’t know where to begin with whats wrong with it. The depressing interior? The pipe that burst and sprayed everywhere? The endless projects and random maintenance visits they’ll do? The fact that any creep off of Tennessee St could just sit in the center near everyone’s front doors? Or perhaps the fact that they clearly don’t care about any of that. Don’t come here.

Zero stars if I could. I detest it here. The air conditioner has been broken at least 3/4ths of my leasing term. There are numerous roaches and it is consistent. They try and bring pest control, but the problem is consistent. The laundry machines are almost always broken or never working properly. They never know what they are doing or talking about in the office. Rent is different every month for no valid reason.
