The Oaks at Lake Jackson

I was a resident here for 3 years, and in that time it has changed management 3 separate times. After the first year, everything started to crumble; the garbage compactor would break, the grills in the courtyard wouldn't get refilled with propane, typical things you'd expect when an apartment complex is beginning to show signs of failure. This last year, however, was absolute hell. The management has lost all sense of respect or accountability for their lack of maintenance and communication. At one time we experienced a power outage that lasted 3 weeks because of a part that they should have ordered months in advance, and all we were met with was "Your renters insurance will cover it." We couldnt get an answer about our power and had to find everything out on our own, which rendered u

If I could give this place negative reviews I would! It has been an absolute nightmare since we moved in. They are consistently lying, they change managers quite often. They refuse to email me back nor will they give me corporates number or email to resolve some of these issues they try to evict you literally over nothing. They refuse to talk to you. They will leave notes on your door only on Friday's and right at 5pm when they close. They wait until you are gone to even leave notes. Which the notes are extremely unprofessional. I have reported them to the BBB. I’d like someone from corporate to reach out to me so we can get this issues truly addressed

This apartment complex is owned by a corporation that seems to be milking it for all it's worth by shorting maintenance. There are tall weeds in the flowerpot, the postal box was falling apart for months, the pool is constantly dirty. Also dirty are the carpets which look 20 years old. There were no bugs when we moved in, then, in the Spring, they moved in through the pipes and cracks in the wall. Some weekends the neighbors make a lot of noise. I've heard arguments so loud, I was thinking of making a noise complaint. Non-working appliances are not replaced in a timely manner. Now, you have to use a trash compactor, and not the dumpster, even though the trash compactor won't accommodate larger pieces. Don't do this and you will be fined. Overall, I would say this complex is decent. We are on a quiet end and have nice neighbors. I know it's safe and convenient for my family. There was a change in property managers about 3 months ago and I know the new manager is trying hard to make improvements from the previous manager, like planning resident events and improved communication. The drawbacks are the ongoing maintenance issues. We signed our lease in December 2018 and moved in a few weeks later in January. We were initially told our cabinets were on back order, and here we are in July and they're still not fully installed. We have received the run around more than once, and after attempting to discuss this with the corporate office twice, still have no response. The management was great when we initially got here but the change in management has not been good. Property used to be clean, dog poop stations were well managed. Now, there is trash everywhere, poop stations no longer are supplied with bags and the disposal cannisters are overflowing. So, poop bags laid on the ground by the station for 2 weeks. As for the apartment itself, it is spacious however walls are very thin. I can hear my neighbors peeing or having a fecal explosion. I am on an end unit but have kids next to us that scream all day and their mother screams just as much. The family above us has a toddler who likes to run everywhere he goes and when mom chases him pictures fall off our walls and the apartment shakes, not to mention how loud it is when they stomp across the floor.
