The James at Riverhouse Apartments

I have serious concerns about RiverHouse Apartments( The James) handling of disability-related housing requests. In my experience, reasonable accommodation issues have been met with delays, inconsistent responses, and barriers that appeared out of step with fair housing requirements. Disabled tenants are protected under federal, state, and local law, including the Fair Housing Act and Virginia fair housing protections, and those rights should be reflected in both policy and day-to-day practice. To be fair, the only consistently positive experience I had was working with Gia. She was professional, respectful, and communicated in good faith, and I do not hold these concerns against her. I hope RiverHouse leadership improves compliance, staff training, and accountability so disabled tenants

I have been living here for 3+ years, and I would like to take the opportunity of the holidays to thank each and everyone working here, Mrs. Janet the manager and Mrs. Laura in management are really awesome, staff at the concierge are going extra miles taking care of our packages, we receive tons of packages by holiday time, going above and beyond to keep them safe, organized and ready for pickup, until the new package room is ready as they have been working on it for quite a while! I will not forget when Mrs. Janet and Mrs. Laura had to go through cameras and lots of communications to bring me back something that belong to me taken by mistake at the laundry room, despite all the work they already had! These are the worst apartments I’ve ever seen… Everything is very old, the paint in the bathtubs peels off quickly, and the ceilings leak because the pipes are outdated. There are also a lot of mice, and they’re hard to catch! My brother used to live in your apartments, and I stayed with him as a guest while I was considering moving to the area. I was honestly shocked by the condition of everything in the building for that price. I’ve since moved to this area myself, but to a different apartment complex. Your apartments are not worth the money, and I have something to compare them to. My brother also moved out because, besides everything being old and dirty, it simply didn’t feel safe living in your building. Never choose these apartments!!

I went to the management office today with several questions and issues. Customer Service Representative Gia Poindexter answered all of my questions. Ms Poindexter and Mrs Jeannette Johnson are excellent managers. (

I am writing this review as RiverHouse and I reach the final decision regarding a $1414 charge on my account for carpet replacement after I moved out on 3/27/24 that is completely unjustified and manipulative on RH part. I don’t think I will win this case, because how could an individual ever win against a corporation? But here it is. (NOTE: you can read reviews of similar grievances regarding carpet replacement and the fact that they don’t believe in normal wear and tear on their Potomac Building reviews. I am not alone!)
