The Hamilton at Kings Place Apartments

This is the worst place to live in Columbia. I have been here for over two years and my lease is ending soon. Please be aware of the leasing office because they will manipulate you and increase rent with parking fees or something else. We used to have a fireplace, but it was boarded up with drywall. Maintenance is slow and does not communicate. I had a hole in my shower for 2 months because the faucet leaked constantly. Mold/mildew is around the doors. Make sure you read your lease and keep a copy because they do not upload to RentCafe's portal, and the leasing office does not explain fees or the lease termination.

Working with Ms.Janette in the leasing office was the best! Ms.Janette made sure to provide me with the best apartment search experience It was such an efficient process and Ms.Janette was very accommodating and nice to interact with, even after I moved in as well. I truly appreciate the support and help from the leasing office staff.

Serious Maintenance Issues - Think Twice Before Moving In I strongly advise against moving into this apartment complex. We've been facing major maintenance problems since our arrival. Mold is rampant in various areas, which raises serious health concerns. It's been nearly two weeks, and we're still dealing with water flow issues beneath our carpet. The source of the water remains unidentified, forcing us to resort to using our towels to manage the problem. The lack of prompt action and resolution has been incredibly frustrating. If you value a clean, safe, and responsive living environment, I would recommend looking elsewhere. This has been a very unpleasant experience for us.

DO NOT MOVE HERE !!!!!!!!!! This place is cheap for a REASON and even then it’s a scam. These apartments aren’t even worth $500 a month which they also advertise it’s $500 off the first months rent but they charge $500 for in processing fees so that money doesn’t do literally anything. The amenities are also a complete joke, the entire property is falling apart, and the so-called “repairs” they do are sloppy patches that just make things worse. My unit flooded a couple of weeks ago around 10PM because the upstairs neighbor’s water heater (which hadn’t been serviced in over 20 YEARS, per a maintenance worker) was so rusted over that it exploded and flooded both units with rusted water. This community is not safe and is unstable. Management change and quit every 2-3 months. My deposit was hold after we moved because of a door considered to be broken when it was not. Now we are going back and forth with new management to proof that it was not damage. Apartment also had a mold and humidity problem that couldn’t be fixed so we ended up moving out. Please if you decide to move in here because you did not find a cheaper place please take pictures and videos of everything because they will try to blame you from causing damage to their units. This apartment complex is going down and they can’t afford to keep it. Do not get excited with their first month discount or other discount because at the end it will cost you more.
