The Hamilton at Grand Plaza

Had a lease here for a year for a 521sq studio apartment. Originally signed with Jen Rowe who unfortunately left shortly after:/ I also signed with a promo of a free month that was signed in my lease when I signed February 2025. After Jen left, MeAsia and Bruce provided a horrible experience for me. MeAsia and Bruce have been trying to make me pay for the last month when it was agreed in documentation that I do not as well as Aimee from their offsite corporate office confirmed. Bruce went back and forth with one day agreeing and the next day trying to get me to pay the prorated rent again when I purposefully waited to use my free month for my last month. I had also been reaching out to him since I saw the bill at the end of January and he did nothing about it. Then, he tried saying they ha

I moved here a couple months ago, my experience has been excellent so far. The building is modern/luxury style, with all the amenities you need, plus it’s near everything in Center City. There are events here that invite residents to meet and have fun/chill together. I’m not really a social but I like that I have that option if I want to get involved. MeAsia is very welcoming, will make sure things are in order for you, she’s my favorite person around here. I don’t have any complaints.

I hang out with my buddy who lives here often, and overall, the complex is very nice and well-maintained. There are plenty of comfortable spaces to relax and enjoy throughout the building. However, I wouldn’t choose to live here, or recommend it until a few issues are addressed: Parking: Residents have to pay for their own parking in the city, with no discount. Considering the high rent and additional fees, a parking discount (as offered by other complexes) should be expected. Cleanliness: On one visit, there was a strong odor of pet urine in the elevator. My friend mentioned this happens too often and it’s part of the reason he might not renew his lease. Smoking: I’ve frequently seen people smoking right next to the building’s entrance. I would like to express my concerns about the living conditions at this property. Despite its luxurious appearance, the building has several issues that need attention. The doors on the 2nd-6th floors are not wheelchair accessible, and the elevator floors are frequently soiled with animal urine. Noise disturbances are a regular occurrence, with loud music being played during designated quiet hours. Additionally, there is a persistent odor of marijuana on the third floor. The front doors are often malfunctioning, which has led to unauthorized individuals entering the lobby.(homeless people) I have submitted multiple service requests, including one to repair my blinds, but have not received any response or action. I moved from NJ to this amazing building, so far it has been an amazing experience, everything is nearby the building in and out is really clean and accommodating. Messi’s is Ana amazing manager she always take care of everything and also host different event. The gym, the social area and the other amaneties are well maintained and modern. It totally worth the money.
