This has been a long time coming. I lived in the complex for less than a year and experienced absolute hell from my upstairs neighbors to very poor management. If I could give zero stars I would. I had even gone as far as contacting corporate to express my concerns. They still chose to penalize me. My safety was at risk. They showed no concern whatsoever. The final straw was when I had a man squatting outside my window (first floor unit) in the middle of the night for almost an hour. I truly believe that if it had not been for my Ring camera that sounded he would have broken in. Not to mention suspicious activity from a valet trash guy (worker) walked straight up to my door and took a picture of my unit and sent it to someone and management never confirmed that it was sent to them and what
They’re getting 1 star because the young people in the office and the maintenance personnel work hard. Other than that this place is trash and deserves 0 stars. No onsite management, no security of any kind, high turnover rate, and the office and maintenance staff that does stick around evidently gets no support from corporate. Cars are routinely broken into and wheels are stolen all the time. The gates are always broken allowing anyone to come into the property to steal whatever they want, the garage doors rarely work, and corporate will only foot the bill for major repairs like large plumbing leaks. The maintenance staff is forced to constantly cover for corporate cheapskates refusing the provide basic maintenance items like washer and dryer parts and simple electrical services like bad
I have been trying to feel happy about my move-in, but I can't. I'm really upset because my unit wasn't prepared properly before I moved in. I signed my lease in June and moved in yesterday, but the cleaning crew didn't arrive until the morning of my move. Even after their cleaning, the apartment was still filthy. No one took the time to do any painting or caulking, and the AC filters weren't changed. The washer is full of mildew, the dryer doesn’t work, and the pantry shelves are discolored with grease stains on the ceiling and walls. There's dried liquid running down the sides of the walls, and both the patio and entryway need power washing. Additionally, the toilets are not functioning properly, and now the AC isn't working either. It just sucks That the pool is supposed to be open year
I lived at the Grand for 4 years. My initial experience here was a joy and I was so excited to live there. The community was quiet and in a safe neighborhood. There have been some changes in management from Greystar to what is now American Communities. The managers for these two companies were/are great for the complex. My cons were maintenance, but those people no longer work there, in my last few months, the maintenance people were fantastic! It took a little while because they were new and backlogged from the previous team, BUT they fixed the issues presented. I did not experience theft, break-ins, loud neighbors, etc. I think I lived around great people who respected their neighbors! Now to my big pros! I loved the apartment I lived in. I lived at The Grand on Memorial from November 2020 to September 2025, and it was the worst rental experience I’ve ever had. I’ve never written a negative review before, but I feel obligated to warn others. The management is predatory, neglectful, and shows no concern for tenant well-being. When I first moved in, the property was owned by Greystar. While not perfect, it was a completely different place back then. The property was well-maintained, neighbors were friendly, maintenance was responsive, and the office staff treated residents with respect. I was genuinely happy to live there.
