The Franciscan

We have been living here with our 4 year old and a dog for little over 6 months and we really enjoyed living here. All units are remodeled with open layout and functional floor plans. Safety: It’s a quiet and gated community. Almarida drive has very low traffic and is great for walking along. Neighbors are warm and friendly. There have been no noise issues on weekend or nights. For dogs: Plenty of grass areas for dogs. Waste stations are equipped with poop bags and well maintained. Location: Easy freeway access to hw17 and fairly close to pruneyard, Whole Foods, Trader Joe’s, downtown Campbell. The only part I don’t like is the traffic on Hamilton ave. Pest: We didn’t encounter any pest issues during our stay. Property manager Robert and all maintenance staff were incredibly helpful.

We had a confirmed appointment and drove a long distance early in the morning. When we arrived, they simply said there were no available units and refused to explain anything properly. Extremely unprofessional and careless. If there is no availability, do not schedule appointments and waste people’s time. Be very cautious dealing with this leasing office.

I’ve lived at the Franciscan for a little over 2 months, which is why I’m being cautious and giving 4 instead of 5 stars. So far, so good! I love having the large heated pool, the gym room, and the option for composting. The management staff is friendly and very good about relaying information, which I really appreciate. Maintenance staff is also friendly, considerate, and quick to address issues! I’m truly enjoying my new home!

I moved in 4 months ago...cockroach infested, mold and moisture in walls that's been there for sometime, refrigerator leaks water 24/7. Property manager refuses to purchase a new refrigerator....all for 3500.00 a month..don't bother moving here. Sept15,2025. Since my review, no- more cockroaches have been apparent. September 25,25..... I spoke too soon roaches are back.They must have heard me leave this review.The very last picture is the latest extra guest.I have in my thirty seven hundred dollar a month apartment Sept 30th. I set traps in the apt today. I will coordinate a pest control with Mgt. Thank you for your professionalism. December 22, 2025. Have had 2 more roaches that Ive seen since last review. I started naming them. The last 2 were Ray Ray, and his accomplish Gross Mike.

The Franciscan has done a complete 180° and a lot of credit is owed to the new maintenance staff! We’ve lived at the Franciscan for a little over three years. In the beginning, we constantly had issues with our unit (I.e. air conditioner going out in the summer, heat going out in the winter, etc). The previous maintenance staff was difficult to work with and did not care about major issues. We were considering moving because you could never count on anyone to repair habitable concerns. Fast forward to now, we’ve gotten a new maintenance team and it is a night and day difference. They are reliable and handle issues efficiently. You can tell they really care about their work! The office staff is also friendly and easy to communicate with!
