The Flats at West Richland

Overall, living here was fine day-to-day. We didn’t have any major maintenance issues. However, the walls are extremely thin. You will hear everything your neighbors are doing — conversations, TVs, music, walking around — everything. If you end up next to a young or inconsiderate partier, good luck. Noise carries easily and consistently. The biggest issue came during move-out. You should not expect to receive your full deposit back, no matter how well you clean or maintain the unit. Management claims they must bring in a “professional cleaner” after every tenant moves out and deducts for it automatically. That makes it a non-refundable cleaning fee — which is not what a security deposit is for and is not consistent with Revised Code of Washington (RCW) guidelines regarding deposits and all

Just signed a lease with The Flats and I am already greatly pleased. Daisy and Erika were extremely helpful and kind even when I would walk in the office unannounced they would drop what they were doing to help. Even while managing multiple places and construction. The apartment is essentially brand new and nice new appliances. Erika did a very detailed move in walk through. Very excited to call The Flats our new home.

Nice amenities with pool and gym opening soon. Good rates for rent compared to many other complexes in the area. Move in process went smoothly and the staff were very helpful. Appliances are new and work well.

Oh boy where do I start. Since moving in, in February, I’ve had non stop issues with management- Specifically Erika. Extremely rude and unprofessional. I’ve been threatened fines for smoking and not picking up dog droppings with no proof multiple times now. the manager Daisy “saw me with her own eyes”.. I dont smoke and haven’t ever smoked & I pick up after my dog. They keep walking past my unit trying to sneakily take photos to find something to violate me with.. caught them on camera. I got a notice about my patio because my daughter left her scooter and/or bike on it for over 24 hours. It took them 5 days to fix my heat/AC, granted I wasn’t home for one of the days, but it was 90 degrees and I have a 6 year old plus a dog. moved into these apartments This month and we have been treated with nothing but greatness. Daisy and Ericka have been great at communicating and quick to help our questions and concerns when we have any.
