Nestled on five acres of lush, green, and historical property, this beautifully refurbished and updated former Coca-Cola bottling plant felt like an urban oasis—a tranquil escape from the world. The building’s design seamlessly blends history with modern updates, creating a space that is both unique and comfortable. It truly felt like stepping into a whole new world. The property management team, Linda Joe and Vanessa, were outstanding. They went above and beyond to provide a warm, welcoming environment, making us feel right at home from the moment we arrived. The Bottling Plant is a top tier home for anyone looking for something comfortable, modern, and close to downtown Frederick! Amazing staff and amenities; the people really make the property.

Just tried to complete a self guided tour. The list of units to unlock and review was not updated. We were directed to two units that are occupied by current residents. However the app still worked to unlock their doors. As potential future residents we felt unsafe and did not even get to view a two bedroom unit as requested. I see your reply- I did contact you directly. I immediately left a voicemail and asked to be called back. I am unsure why the burden is on me to contact you to resolve an issue within your community and self guided tours.

I have lived here for a little over a year now and absolutely love it. It’s a new building so it is quiet and very clean. Linda and Joe are so kind and quick to help with anything and everything I need. They always greet my dog happily with a treat and a pet, so she loves it here too. Having Rose Hill Manor as my backyard is the best part—being able to just go on a peaceful walk on that path when I get home from work makes my days so much better. I highly recommend this place to anyone who is looking for a new apartment. I’ve lived in a lot of different apartments throughout my life and this is the first one where I feel truly at home.

The building administration and maintenance staff go above and beyond for the residents, creating a seamless and enjoyable experience. The units themselves are stunning, with high-end finishes that elevate everyday living. The amenities are equally fantastic, offering everything you could need: an organic coffee bar, package concierge, pet wash stations, clubhouse, gym, pool, dog run, and more. They even provide door-to-door recycling pickup, which is such a thoughtful touch. On top of that, they host monthly resident events that really make you feel part of a community.
