We bought a Stanely Martin home in 2024 in Loudoun County. During the sales process things were fine but every step after was miserable. Construction phase we were left in the dark, given an option to do a private home inspection (which we did) but were told SM would only address items they deemed critical (our home inspection was 40 pages). Post construction was an even bigger headed from numerous issues from paint, drywall, quality of work, hvac not working, hardwood floors cracking, sub floor. It being level, bad fuses in the circuit breaker (fire hazard), garage door not functioning correctly, grading on the exterior of the home needing to be redo completely (problem never fixed) siding on the home falling off, leaks in the roof, kitchen counter tops not installed correctly, the list

Leading up to the sale everything seemed to be going well. The team was communicative and responsive during this period. However, the inspection the week before closing (July 2020) was rushed and the condo was filled with 10+ painters, most of whom were not wearing masks. Also, the sales team told me to get the wrong insurance which lead to a charge from the lender that acquired my mortgage from First Heritage (the Stanley Martin recommended lender). I took 2 days off of work and spent 10+ hours project managing the fixes for the 60 day inspection. I tracked everything that needed to be done in detail as the Stanley Martin representative did not have an electronic way of doing it and ended up using my Google doc. I recently purchased a new home from Stanley Martin Homes in Northern Virginia , and I am deeply disappointed with the overall quality of construction and the so-called "smart home" features. Despite their claims of selling "smart homes," their definition seems to be quite limited. The main issues I encountered: Poor quality construction, with sloppy workmanship and substandard materials used throughout the home. Reliance on various third-party vendors for different components, leading to coordination problems and a lack of cohesive integration. The "smart home" features amounted to little more than energy-saving windows and a few limited Ethernet drops. The Wi-Fi router provided was a generic, no-name model that cannot be centrally managed, severely limiting the smart home capabilities.

Overpriced, poor construction quality, and refusal to take ownership I wish I could give Stanley Martin Homes a negative rating—they do not even deserve one star. The construction quality of my brand-new home is extremely poor, including issues such as rushed interior work, lack of attention to detail, and overall workmanship that appears to have been completed with little care. This has resulted in months of stress, unfinished work, and constant follow-ups after move-in. Since occupying the home, there has been significant temperature inconsistency throughout the house, especially noticeable during hot and cold weather. Update 2/9: We are still waiting. Our downstairs floors have now been out for weeks. I’ve genuinely tried to be patient and understanding throughout this process, but at this point it’s not right. We just want our downstairs back and this issue resolved. Buyers remorse is very high right now. Removed flooring and found a large diagonal crack going through a large part of the foundation, and we’ve only lived here for a month. Stanley Martin needs to fix this as soon as possible. Communication with getting this fixed has been very bad. This also needs to be fixed fully and correctly.
