I’m writing this as a former resident to warn future tenants about something important. My signed lease clearly stated that the first lease violation would be a warning, the second would be a $25 fee, and the third would be a $75 fee. That’s the structure I agreed to. However, after moving in, management began sending out emails threatening $25-per-day fines for certain items, which is not written anywhere in the lease. When I questioned it, I was told I would still be charged the daily fee even though it directly contradicted the contract I signed. Changing the penalty system after tenants sign a lease is not only unfair..it’s misleading. It puts residents in a position where they can be charged far more than what they originally agreed to. PLEASE READ IF SERIOUSLY LOOKING INTO ST JOHNS APARTMENTS !!!!! Im gonna start by saying that I check reviews thoroughly before decided if I want to proceed or not. I read several reviews on St. John’s pointe apts being infested with roaches but I was in a bind and needed something affordable as my budget was slim lol… I understand it's super affordable for the space you may need but DO NOT TAKE THE CHANCE , it’s not worth it at all!!!….My family and I have been residents for the past 2 years, and when I say it’s been a struggle I don’t mean it lightly. Upon moving in ,the apartment was just OK, I did like the wide windows in every room but that was about it. Looking closer I realized all the windows were dusty/dirty with black moldy looking stuff on the bases of them. When you try to clea
**Beware—do not live here.** I lived at this property for two years with no major issues and decided to transfer to a larger unit. The transfer alone required an additional $500 deposit on top of my original deposit, which already felt unreasonable. After moving into the new unit, I immediately discovered a huge roach nest inside the refrigerator. I requested a replacement fridge because once roaches lay eggs, cleaning does not fix the problem. Maintenance came out three times to “clean” it, but by then the eggs had spread. The entire home became infested. I submitted multiple service requests, all while having a young daughter living with me. On top of that, I repeatedly found mold in the bathrooms and kitchen. Absolutely DO NOT recommend this complex. Within a 2 month span, we had black water for a month, dishwasher broke twice, and apartment was vandalized - a bedroom window was broken from the outside. The maintainance person nailed a board over the window and a week and a half later (of below freezing temps btw), that board is still there. The dishwasher is still broken and the office makes no effort at all to even pretend to care or to fix it any of the issues. Every time I asked, the answer is always they'll be there tomorrow. I've missed work waiting for repairmen that never show, gotten sick from the water in the apartment and am actually having to pay for the privilege. Now that enough time has passed, I can tell the truth about this place. The one positive about this place is that the office ladies helped me terminate my lease without paying a fee or penalty. Good on them, they're good women. I can also say that I had a good experience and good memories in my first stint living there. All of this being said: what has happened to St. John's Pointe is just very sad. I initially lived there for 5 years and things were OK. Not great, but OK. When I first moved there, rent for a 1 bedroom went for around $800 per month, my neighbors were largely working-class tenants, retirees, and members of the Navy. I moved away and lived in 2 different places for a few years. I ultimately decided to move back to St. Johns Pointe after a few years of being gone. N
