This place is beautiful maintained. The clubhouse and gym and pool are fantastic. Lovely landscaping and strict pet policies are enforced. There are perfect outdoor areas with grills and seating with two ponds. The units are large and well thought out. I love having a full room for laundry with large machines. It also has a shower with a seat in it. Nice big walk in closet. The people who live here take pride in their spaces.

Update Quick to fix things and tend to community issues. Thorough in assisting and updating. Update There are no ceiling lights or fans included in rooms. You have to install your own, or rent them for about 100 dollars each. Why not just install them for the residents? They are like 30 dollars. Bad decision on the upper levels of ownership. Squeeze money out by not including lights. Other than that, things are still smooth. ........................ Smooth move in. Will update on check out. ,............................ I am hoping this review saves someone else from making the mistake we did. I lived at this property for about a year and a half, and while I always respected the apartment, paid on time, followed the rules, and tried to be an easy resident, my overall experience was disappointing. The policies were inconsistent, especially with the pool. One year, children were allowed to use pool toys. The next year, my 3-year-old wasn’t allowed to use any toys or even small balls, which made the amenity difficult for families to enjoy. The gym equipment is constantly out of order. The second treadmill had an E4 error for 6 months before it was fixed. We were charged a $15 monthly pest control fee, but I frequently saw water bugs, spiders, and other insects around the apartment and common areas. Maint

This is a delayed review; I lived at Southern Pine from May 2018 - August 2020. It was the best apartment living experience I have had to date. When I was touring options, I had narrowed it down to two. The community manager at the time (she has since been transferred to one of Franklin Johnston’s newer properties) spoke very knowledgeably about the other complex I was considering and never once said a negative word. I very much respected that she let the quality of SP speak for itself without diminishing what local competitors had to offer. The community is beautiful, quiet, safe, and in an ideal location. My apartment was exceptionally clean upon move in and very spacious. I had quite a few short term renters rotate in and out of the apartment directly across from mine, but in general

I stayed at southern pine for 3+ years . Personally, I had a tremendous experience. With all the amenities within arms reach from (pool, fire place, bowling alley, gym, and more) there was always something to do. The view was beautiful with the two ponds. Neighbors are respectful of one another. There is a grocery store and gas station right around the corner. The staff was exceptional and welcoming- from office staff, maintenance staff, and cleaning staff. From time to time they threw community pop up events which were engaging and fun to attend . Also, they did fundraisers like car washes that gave back. In addition the office never failed to have snacks to grab ! Nothing beats staying here.
