How can you get a late fee on the 2nd of the month and a court filing fee together? There was no month behind rent so I’m confused on how you charge both fees. Rent is due on the 1st and normally you have a few days to pay. They add utility bills to your account a month before they’re actually due. You might want to pay your rent on time and the water and trash bill when it’s actually due. They will apply money from your rent payment to utility bills not due for another 20 days. This make it look like your behind on rent when your actually not. Why can’t the utility bills for water and trash be placed in the tenant name? Let them be responsible for the bill directly. I must say southern management is by far the best rental company you can ask for. There kind, professional but it feels like family when it comes to them helping you find the best home for you. These people have a 2.0 rating for a reason. I shelled out 80.00 dollars just so I can try and get approval to even look at a place my credit was pulled. They dinged my credit but not only dinged it they are going based off things that I've settled and things on my credit report that was inaccurate. This place sucks.. dont waist youre 80.00 dollars.. find another company. I make the total income plus more on my own i didn't think medical bills would be a thing. My credit card debt from 7 years ago that I'm working on through a debt consolidation company to pay down. It's the most ridiculous excuses. They are just racist and prejudice.. There are no stars to even give a company such as this one. They don’t care about their tenants, make excuses, and expect them to live in a rental filled with sewage leaking into the basement, it backing up in the tub (feces), and sinks, let’s not forget sewer gas (apparently it was ok to inhale all the time and will do no harm to you). Was told to “use the bathroom outside to limit water usage”. Septic tank was finally pumped and there are tree roots in the tank. This problem has been ongoing since the previous tenant, whom also made a review, and they had no care for her to take care of the problem then. 9/10 times when you submit a maintenance request they either don’t respond or they delete it. When calling to follow up on request you get attitude, so so professional! Thankfully break

We were great tenants. Never paid a minute late. Moved into a disgusting mess. Not clean, water leaking in ceiling, carbon monoxide issues, electric not working, air conditioning not working, etc. They don’t address anything timely or appropriately. When we moved out we patched and painted the entire house and paid a professional cleaning company. They turned around and charged us over 900.00 for “items that needed addressed”. They are crooks and I would never recommend renting from them. Top pictures are when we moved out all the bottom ones are the when we moved in.
