Lived in a townhouse managed by South Lake for a few years. The townhouse was great and the service requests were responded to in a timely way. The property management is a pain to deal with though. They automatically increase your rent by 10% every year (even though the neighborhood was getting worse). They also keep most of your security deposit to clean the place even though it was thoroughly cleaned on move out. Make sure to also read the terms of the lease carefully. They try and deem any kind of dirt as not part of normal wear and tear.

While I loved my apartment and maintenance staff was always friendly and responded quickly, this was one of the worst property management companies I've ever rented from. In my entire time there, I never spoke to anyone on the phone - it would always go to voicemail and calls were NEVER returned. This ended up being a good thing, because if I ever did hear from them, it was over email/text so everything was in writing. I was told that the lawn was taken care of by them but it would be overgrown often and nothing was ever done unless requested, which no requests would be responded to, someone would just show up a week later to take care of it. During our time renting, we had a few times where we needed to request service or support from the property management. Shelly, was always super responsive and supportive of our concerns. Most issues were corrected within 24 hours. Additionally, their maintenance handy person was super responsive and helpful. I appreciated that we could also make payments and service requests online instead of having to mail checks.

South Lake Associates is top-notch! Phil has been incredibly helpful, always going above and beyond. Highly recommend!
