Very disappointed with our experience trying to buy a Smith Douglas home. We were pressured to sign before seeing the covenants, which later revealed a rule limiting residents to three pets. As someone who fosters, that’s very concerning Sales reps and the HOA assured us it only applied to outdoor animals and promised a letter confirming it. After two months of delays, the only letter offered would expire once the HOA transferred — doesn't make you feel like it only applies to external animals anymore if the letter expires. When we chose not to move forward, Shauna first said our earnest money would be refunded, then denied it despite multiple witnesses. She also refused to connect us with anyone else. Houses look like they are good, but are built very cheap. Within a year my house had leaks, both water and gas. They are extremely reluctant to do anything you submit on the warranty website. Save yourself and do not go with them as a builder
