We ordered a appraisal for the purchase of our new home. The appraisal was not fair to market value. The appraisal was submitted two weeks after the appraising team said it was completed. There wasn't any repairs or condition requirements noted on the appraisal that would have decreased the value. The home is 7 bedrooms 2 bathrooms with 2774 sqft and fully renovated. The home was compared to other homes that were only 3 bedrooms and 1 to 2 bathrooms out of the rural county that the home is in. The comparable homes were sold for $230,00-$285,00 and our home was appraised for $255,000. The average price per google for a appraisal is $300-$425 while we paid $575 for a rushed job. We personally feel like the appraisal was submitted just to appease the bank and not calculated accurately.

Patrick is one of the best apprisal companies I have ever worked with. He is prompt, reasonable, honest and always delivers his appraisals withen a couple days. He will take the time to explain to the clients or agents why he came up with the evaluation as well .
