SimplyBetter Apartment Homes Bronx Central Leasing Office

WARNING: I live in a building formerly managed by SimplyBetter. I renewed my lease with them last year, but they never sent me a countersigned copy back even though I asked for one multiple times, and months later they sold the building to a new owner who immediately claimed we had no lease and raised our rent $400+. This happened to my unit and another longstanding tenant in the building. They pretended we didn't exist to make the sale of the building more attractive. What's worse, our refrigerator was broken for 2 weeks as the sale was happening (which we had no clue about until a note was posted on the door) so we had no active fridge and no way of contacting SimplyBetter since they were in the process of making their contact information disappear. Avoid SimplyBetter and SmartManagement

Simplybetter name should be simply worst. They don’t care about the tenants unless you’re Hispanic or friends of the people who work for the building. I haven’t been able to get sleep in my apartment for over a year due to the upstairs neighbors on top of me being loud, banging, talking l, music etc. THEY DONT CARE. They do like to do repairs and the lady ivelisse in the office will lie straight to your face. The manager Jose is rude and disrespectful. I wouldn’t recommend this leasing company to my worst enemy. I’m patiently waiting to find a new apartment because I’m currently living in hell and the leasing company doesn’t care! Plus this building got roaches and they not doing anything about that either

I strongly advise against renting from Simply Batter Apartment Homes or any property owned by NYSANDY5 NBP24 LLC. I've lived in my building for over 20 years, and the conditions have significantly declined under this ownership and management. We're dealing with ongoing leaks, mold, and other hazardous conditions that have made living here unbearable. Despite numerous complaints, the landlord and property management company have done nothing to address these issues. The superintendent is unresponsive and unable to assist with any of the concerns we've raised, leaving tenants with no support. This level of neglect is not only inhumane but also illegal under NYC housing laws. I will do everything in my power to hold them accountable as NYC landlords. Edit 2024: Reading through sensible reviews in regards to buildings, and apartments owned by this company, I have to revise my review. Though I hope sound and affordable management reaches this company. No one should have to live with hazards. When someone needs help with a problem in their dwelling place, it's only reasonable that someone hired to do so, resolves the issue. Granted, some supers don't have what they truly need to fix problems someone might have. Moreover, one can only imagine what the overhead is for a company or owner to have the necessary staff with materials, to be able to effectively maintain a building. The tenant however should not be the last priority. A humane solution here would be to sell the place to a company, or someone who won't force people to move out perm

I was a resident at their 54 Maujer location. Here are some reasons why I would never rent from them again: - 54 maujer has cockroaches. We had an exterminator come once for it but we still saw a bunch of cockroaches after. You may very well lose all desire to cook like I did after you see multiple cockroaches and bugs come up through the wall onto the kitchen counter time and time again. We found cockroaches inside our spice jars too. - There is frequent water shutoffs with minimal warning. - The heater in the unit barely works in the winter. I’m pretty sure they don’t even meet the minimum heating requirements given how cold the bedrooms are during the colder season. - The units are expensive for what you get and was illegally rent de-stabilized.
