Sam used some creativity to make us a loan that hit our desired monthly payment - even though it required negotiating with the buyer to contribute towards an interest rate buydown, and some other stuff. The rate was competitive, and he worked well with the various other parties. We only realy had one issue - somewhere along the line, a number was mistyped and we were told we only needed 16k ish to close, and then a day or two before closing that we actually needed 18k ish. Our contracts and such all stayed the same, if I had checked them we would've been fine. However, the last minute change in estimated closing cost threw our planning off and made it so we couldn't access certain sections of money in time.
