Before you buy a Ryan Home, make sure to take a drive through the east end of the neighborhood (2022-2025 construction) and notice the number of houses whose cement fiberboard siding is failing. Some houses have missing pieces, many are uneven, not flush, and pulling away from the house, particularly on the south side of the houses. In response, many homeowners have face nailed the siding to keep it from rattling or falling off. These are all indications that over time the siding will fail. This type of failure takes longer than the year warranty you will get from Ryan. Reputable contractors offer 10 year warranties for this name brand product that has been on the market for decades and is rated for winds far above 100 mph. We will be fortunate if the Hardie board siding lasts more than 2–3 years, when it is designed and expected to last 30–50+ years. During my warranty period, Ryan Homes’ siding vendor came out multiple times to address issues, including a piece of siding that fell off the home and persistent rattling during windy conditions. Unfortunately, the rattling has continued even after the warranty expired—particularly during winds of 20–40 mph. Ryan Homes’ siding contractor informed me that some rattling is “normal” with Hardie board. I’ve had multiple warranty claims for my Hardie board siding, including loose panels and persistent rattling during moderate winds. Crews came out several times, but the issue was never fully resolved — and it’s still happening now that the warranty has expired. I’ve been told some rattling is “normal,” but siding should not be moving like this if it’s properly installed. I’m especially concerned about boards eventually falling off, which I’ve already seen happen to several neighbors. This does not give me confidence in the long-term durability of the exterior. First, this is my third Ryan home, and the builder has never disappointed. We have been in our home for a little over a year, and because we reached the two-year mark, we decided to address some minor items that are normal for new homes as they settle. I reached out to the builder through our warranty site and requested service. Within 24 hours, I was contacted, and before I could even walk out the door in the morning, the construction manager was there waiting to take a look and get our issues resolved. I’m very impressed with the Ryan Homes construction team. This time around, we worked with Tim, who has been a person of his word and very understanding. Settler Ridge is a great community with a great builder and great families.
