Absolutely! They'll take your application money and u won't hear a peep out of them. Apparently, we should call them checking on the application. They won't tell u the status, that it has an expiration date, that u r only approved 4 certain properties cuz of a price cap. They tell u nothing! I don't know where my original review is but i contacted the BBB 2 get my app fees refunded. I had 2 show them a screenshot as proof that i paid the 1st fee. 1 of them accused me of dragging my feet when it was them asking 4 the same information over and over again! I dodged a bullet not renting from these ppl. Hopefully, ICE will come 4 them! All properties i toured were run down and in undesirable areas!

Dennis Ruiz and his rental properties are TRASH‼️‼️‼️ He rents supposedly refurbished houses that he has basically put a bandage on. The house starts to fall apart and show it’s true form. Then you call Mr. Ruiz and he wants you to put in a work order for something that was bandaged to look in working order and you just moved in. Of course he NEVER SHOWS UP TO REPAIR ANYTHING ‼️‼️‼️ He talks a big game but he’s a LIAR and he cheats practically homeless people out of their money. SAVE YOUR TIME AND MONEY‼️‼️‼️‼️

Pretty good landlords I don’t have any problem out of them. They fix things when I need them too. They’re very understanding.

Where do I start?. First off I must say about dealing with Mr Dennis is he is very respectful and a cool guy. He was nice enough to hold the place for me until I was able to move from my previous apartment into this home. Anytime I need it anything fixed ASAP he would do his very best to get someone out immediately to take care of it with no hesitation.Overall very great price especially for a house which you will rarely find elsewhere. Overall I rate him a great landlord and would definitely rent again 👍🏽

Have been living under this management company for at least 12 months plus and never had a problem any time I have made it work order. It might take 48 hours like normal for someone to come out. But amazing I've never had a problem with any of my management at all. Never been bothered one time. God bless everyone Merry Christmas.
