I was the FSBO seller in a transaction where Rich King represented the buyers. On July 23, 2025, Mr. King emailed me a two‑page version of a Form 35R inspection response that had originally been a four‑page signed document. The version he circulated omitted pages from the signed packet. Washington’s real estate broker statute (RCW 18.86) requires brokers to act honestly, exercise reasonable skill and care, and accurately present written communications. Based on the altered document I received, I had serious concerns about whether these duties were met. Because of the seriousness of altering a signed document, I filed a formal complaint with the Washington State Department of Licensing.
