Rent from them if you enjoy living in a completely neglected apartment with a dumpster area that stays filthy. I’ve been living uncomfortably for nearly a month now, and every time I reach out, all Miss Emma seems to do is “expedite” or “mark” my issues as urgent yet nothing ever actually gets fixed. It’s 76° in my apartment right now, and they still can’t (or won’t) offer any real help. When this company first took over, we went days without electricity and water. Their response? Absolutely nothing. They’ve basically started ignoring tenants altogether. When they bought this property, they didn’t have a portal even set up to take payment so I had to take time out of my day an additional money each month to go get a money order and then wait around for a random woman to come pick it up and

Do not rent 447 w Washington Street unit B1 or from this property management period the entire apt is leaning, my water got shut off 3× because they didn't pay the bill the neighbor has 2 dogs that pee in their unit on puppy pads and the pungent odor of amonia and dog travels into unit across hall especially on hot or windy days (They just came an poured fabuloso in the hallway twice )upon moving in after paying a 2× security deposit I noticed the railing was just propped up against the supporting structure(2nd floor apt) my spouse fixed it before they even bothered to look at it had i not noticed it could have been tragic for my kids. The entire unit is hard to keep warm due to lack of insulation and old window paynes and gaps throughout unit which the cats live under you can feel the

I’m a tenant with this leasing company. They truly don’t even deserve the 2.8 star they have on here. We have been without heat for about 5 to 6 days, here in Maryland these nights are very cold and so are the early mornings and I wake up very early for work so it doesn’t make for a great start to my day! I went to speak to Pamela today in the office and she is very unprofessional and dismissive. The way she acted as if it isn’t  illegal for them to have a working HVAC unit in my apartment is totally insane! I’m definitely escalating this issue to the BBB! Under Maryland’s Real Property Code § 8-211, landlords are required to repair and eliminate conditions that pose a serious threat to the health and safety of tenants — including lack of heat, unless the tenant is responsible for utility

This is by far the worst rental property company I have ever rented with. I have been without heat for the whole month of December with numerous calls to the leasing office and speaking with Paula, who swears that there is heat in this building and that I am the only resident making complaints which is completely untrue. The heat is still off with no sign of them repairing it. They are liars. They are scammers all they care about is getting renters so that they can take your money if you can avoid this rental property please do.

This company took over my rental property and it has been horrible ever since. Maintenance has been neglected, there’s no on-site property manager so units have constantly been broken into. We recently had a fire and were displaced, but management has since avoided all communication with us with NO knowledge of when/if I will be able to return to my unit. I have been extremely frustrated with this management for a year now. I would NOT recommend.
