Our family recently moved into Reserve at Midtown, and we couldn’t be happier with our experience. From the very beginning, Shelby, our leasing agent, made the entire process smooth, stress-free, and genuinely enjoyable. She was patient, knowledgeable, and always quick to respond to any questions we had. You can tell she truly cares about helping people find the right home. The apartment itself is everything we hoped for—clean, modern, and comfortable. You can feel the difference when a property is well-managed, and this community clearly is. If you’re looking for the definition of a slumlord operation, this is it. After doing more research, it seems the company that owns this complex treats all of their communities the same way: minimal upkeep, poor living conditions, and constant excuses. I made a huge mistake leasing without seeing the unit first because I lived about 4 hours away. On move-in day I was shocked. The moment I walked in, the apartment smelled foul. The kitchen and bathrooms were dirty, the paint job was sloppy, and basic repairs looked rushed or unfinished. But I had just moved 4 hours for work, had a U-Haul full of my belongings, and had no realistic option besides moving in. This was the worst place I’ve ever lived. The size of the apartments are amazing! The office staff, especially Shelby, was so nice and helpful when signing my lease. She made sure my apartment was move in ready! Carpets were steam cleaned and she even had a tile piece replaced because it wasn’t glued properly. Maintenance has moved fast on any work order I have placed in the 6months I’ve lived here! It’s pet friendly ❤️ so my furbaby wasn’t an issue when moving in. It’s an older complex but they are updating and making it better. There’s 2pools, one has an issue but they fixed it and the other is always open. Laundry facility, small gym, and a little lounge area.

I’ve had a great experience so far at this apartment complex. Move-in was incredibly smooth, and Shelby has been amazing—very responsive, helpful, and genuinely attentive throughout the entire process. Because of my work situation, I had to delay my move to Tallahassee, but she made sure I still had a beautiful, spacious apartment ready for me when I finally arrived. The amenities look great, and I’m excited to try them once the weather warms up. The Amazon lockers are a huge plus—they make package delivery secure and convenient. The complex feels welcoming and very safe, and the location is fantastic. Overall my time here is pretty good. The only thing I didn’t like was the extra costs that brought the rent up a bit. I would have liked to known in advance so I could budget better. As far as the environment, it’s quiet and the neighborhood is friendly. Nice place for a family to stay. The 1/1 apartments are spacious but if you have pets you may want the 2/2.
