PRG withheld my security deposit for pre-existing damage that was already there when I moved in. When I dispute the charge they demanded I prove the damage existed before—even though documenting the unit's condition is their responsibility, not mine. bathtub was already glued and painted This is a classic bad-faith tactic to keep tenant deposits. Document EVERYTHING with timestamped photos/videos at move-in if you rent from them, or better yet, find a property with an ethical management company.

This management company is a repeat offender with legal action against them for security deposit handling (search: United States v. PRG Real Estate Management). After 5 years and nearly $100K in rent, they're billing me $235 for "tub resurfacing"—more than their brand new cheap plastic tub costs, despite the tub being spotless with photo evidence. Add to that bogus water bill charges they've hit me with before. I'm filing complaints with the city and housing authorities. Sometimes the pennies you collect unethically cost you millions in the end. This is one of those cases.

I am a resident of South Falls Tower in Richmond, Virginia, and have really enjoyed living here since I moved in this summer. The building is trim and well-kept, the views overlooking the James River are spectacular, and Savannah and the rest of the PRG staff are a friendly, responsive, and attentive team that should be separately listed as one of the building’s many amenities.

I live in the best apartment complex in Richmond: South Falls Tower. Besides the amazing skyline and James River view, the complex is well maintained. The staff is so kind and hardworking, there are great amenities, it is clean all around, and we have monthly fun and creative community events!

This is what residents have had to look at for 3weeks now at Ashton Creek in Chester Va . Management is slow to respond or just ignore .Trash compactor either is clogged or doesn’t work 9 times out of 10 . This summer pool has been closed more then open. This trash is a eye sore to the community. How can you show s property when this is right near the entrance to the apartments?? Been here 10 years and seriously thinking of NOT renewing our lease next year .
