Pine Valley Ranch

Recently moved from San Diego to this apartment complex and we were pleasantly surprised with the whole process. We were unable to tour in person, Britny facetimed us and drove around the complex in the rain to show us our potential new home. The move-in process was extremely easy, and PVR does everything from setting up utilities to putting in the mail 'move request' with USPS. The WIFI company delivered our hardware early, and the staff was kind enough to set that inside our door, rather than letting it sit outside for 1+ weeks while we drove up. The gym and facilities have been very clean, there is free coffee/tea in the clubhouse, even the dumpster areas have been tidy. The apartment itself is spacious and the appliances are updated. We live in the phase 1 apartments and we wish we would have paid the extra money for the phase 2. The apartment was dirty and had a bad smell when moving in. There were several pee spots from the past tenant that allowed their dogs to repeatedly pee on the floor in the same areas. We had to mop several times to get the sticky urine off. The kitchen sinks smells rotten all the time no matter how many times I clean with bleach or drain cleaner. Faucets leak, the appliances are very old and everything is loud. From the washer to the bathroom fan, to the neighbor upstairs that walks around all day long. I keep candles lit all day long to stop from smelling the must. The carpets were cleaned, not replaced. So there are walking tracks all over the carpets because they're old. The outside grounds

I’ve been apartment hunting for too long and from the minute I stepped foot into the office at Pine Valley Ranch I was greeted with nothing but friendly faces and helpful people. The property manager Amber (I think was her name) even brought me a coffee while I was chatting with Rachel, who does that! 😻 they answered all of my inane amount of questions and were so patient with me. I unfortunately didn’t income qualify for an apartment right now but I will certainly keep them in mind for future, their phase 2 apartments are insanely beautiful! They really set the bar high.

Very nice luxury 1, 2, & 3 bedroom apartments in an upscale neighborhood in Spokane Valley. Pet Friendly including a nice dog park and lots of trails. Beautiful architecture nextdoor Is a bonus.

We lived here for a year and we loved every minute. Finding a home when we moved to Spokane was proving to be difficult and we had been taken advantage of by one rental owner already. We called PVR and one of the leasing managers, Rachel Jarmen scooped us out of our rental hell and showed us how great it can actually be. She got us approved and into a unit within the week (the week of Christmas no less!) and the swift help never stopped once we moved in. Maintenance request were handled within a day, if not the day they were filed, and I never felt uncomfortable to go to her with the more stressful problems of life... she helped accommodate us every time. Whether it was a missing package or missing pet, Rachel treated everyone who lives at PVR as family, as does the rest of the team. I've
