Pierce Arrow

It’s been a few years since I have lived in a pierce arrow unit but the horrors still follow me. Before we even moved in, my roommate and her mom went to check it out and it was obvious someone homeless was living there and there was trash and pee everywhere. We lived in a 3 bedroom, and within the first week the ceiling collapsed from water damage. There were huge fans in the unit for months. There were always bugs and sometimes mice, and the unit was basically rotting. The heating broke in the middle of winter, and they gave us a few heaters to use which we had to share, then couldn’t even use because it would knock the power out. The laundry room looks like you are entering a horror movie basement, and there was a makeshift bed in there. I’ve been seeing people call this company slumlo

P&A was extremely helpful when looking for a property. They took the time to answer all of my questions over the phone and send me pictures of the exact property since I was moving from PA and could not visit on my own. Since moving in in August 2025, maintenance has been prompt to address all requests and staff has been accessible and helpful.

If I could give 1 star, I would.I made an appointment to tour the apartment a couple of days ago, here I am and no one showed up.I called the number from the receiving confirmation text and it's disconnected. I called the number on the sign and a guy answers sounding confused.He said she just left 5 minutes ago.She hasn't called and I have to be at work so I can't wait around for her to show it when she feels like it.This is a horrible , first impression and unprofessional at the least.

If i could give it zero stars, I would. 421 N ARTHUR ASHE IS MICE GALORE! And nothing is being done about it. While only one mouse is pictured, the fact that it has the audacity to be staring back at me is very telling of the issue at hand. My boyfriend has been living here for a few months, and they’ve sent someone once to “fix” the pest problem. We found droppings behind the fridge. So many holes all over the apartment. We have seen mice all throughout the unit as well as in common areas. Also heard some kind of rodent in the wall. it’s honestly unacceptable that they are charging rent for this place when it is as disgusting as this. people should be able to live and sleep peacefully.

Pierce Arrow relies on folks looking for housing in convenient locations (near VCU/carytown) in order to rent out their dilapidated, inadequate units. It's really quite sad, as our apartment on Arthur Ashe was likely once a lovely building that was allowed to fall into disrepair by this slumlord company. After having water damage on one of our walls multiple times, they decided to cancel our renewal once we gave them notice of lead exposure from when they ripped our wall open and left paint dust all over one of our bedrooms and hallway. It seems this time they are actually getting an outside contractor to fix the issue, but the previous two times they did the repairs in-house and merely fanned the spot out for a few days and plastered dry wall over it and called it complete.
