Parks Edge Apartments

Parks Edge is terrible! The owners do nothing to improve the apartments and hire people that have been fired from other places. The current manager is rude and was let go from Kindlewood and Midway Manor. At Midway Manor she tried to evict a 76 year old lady for no reason. Went to court and it was thrown out. Yet the owners who don't care keep hiring these rude and ugly people. Apartments are run down, ceilings are falling down and owners are incognito. Don't come here, warning everyone in the area! Mold, bugs etc...Look at court cases and see how many times residents have sued and won! And before you think once think twice before coming here!

Not enough sound proofing. The neighbors upstairs can hear everything I do even down to coughing. You can hear EVERYTHING through the walls. Coughing, using the bathroom, talking on the phone etc. It's incredibly loud sometimes even late at night and not a good place to live if you have anxiety. Tubs can be overfilled leading to flooding in lower units. Don't recommend living here unless you can get a top floor unit. Be aware the floors squeak terribly and nothing can be done to fix them. Sometimes no one is in the office but they're working on that and they seem to only have one reliable maintenance man. Also the apartments appear to have black mold and it doesn't just grow on the vents and window ledges it also spreads to your things. Our apartment was in horrible shape when we moved in.

If I could give them a zero I would. They are the worst place to live in Charlottesville. DO NOT MOVE HERE. Entire buildings have been infested with bugs. They have terrible maintenance and they cannot keep a person in the office. They will steal your deposit when it’s time to move out of your unit. All of the bottom units will flood because they never fix the issue. The list goes on. you can ask current residents as well this place is terrible.

I really had no issues when I lived at Parks Edge for 7 years other than the walls being thin. If anything failed in my unit it was fixed in a timely manner. Claudette was friendly as well as Gerald!! Mind your business, follow rules, pay your rent on time and take care of the property on your end!!!

since franklin johnston management has taken over there has been some very slooooowwww improvements. (better than the no improvements) The improvements have been made according to NSPIRE requirements. so it looks great from the outside but still needs attention on the inside. i mean it looks great. still same high turnover, barely get someone to answer the phone, no housekeeping in buildings, need prevenetative maintenance... still much needed attention.
