Park Ridge Apartments

I rarely write reviews, but I feel I have to warn others. Avoid this property at all costs. My primary issue was with the leasing office. I was given false information about my lease renewal by Sarah, which led to a huge fine. Instead of taking responsibility, the office backtracked, covered their tracks, and Chris left me to deal with their corporate entity, Manco Abbott. Beyond the untrustworthy management, the living conditions are poor: * It took over 6 months to get my refrigerator repaired. * The courtyard/ hallways constantly smell of weed. * My packages were stolen from the "secure" areas. * Dog waste is left everywhere… everywhere… The pictures look nice, but the actual service and environment are sketchy and dysfunctional. Consider yourself warned.

I've lived at Park Ridge for the past 4 year and love it. The location is perfect, and staff is incredibly helpful. The grounds of the property are large and well kept. They recently installed a property gate and gated the mailboxes, they always seem to be improving the property. All maintenance concerns are resolved quickly and professionally. I rented the premises during COVID with only a virtual tour, and I'm so glad I took a chance! I recommend this property to anyone I can. There's really nothing else like it in the area.

Worst complex to rent from. AC units over 20 years old. They will nickel and dime you. Your pg&e bill will be way over $500 and it’s not even cool in your apartment. It’s uncomfortably hot. Maintenance guys take forever to fix anything. A lot of things were broken and properly placed. Don’t rent here, it’s not luxury what so ever

I've only been here for 8 months. The maintenance here is pathetic especially for this place being a "luxury" apartment home. Today I had water pouring from the top of my window into my living room from the rain storm due to cracks in the window seal. Notified maintenance, they never came after I was told it would be an hour wait. Several months ago when my toilet needed maintenance, the onsite maintenance guy just left my toilet off the mounting ring so I asked what's going on with the repair and the lady at the front desk said the guy was called out of work so the manager had to get a contractor to come out and fix hours later. The maintenance guy seems to be incompetent from what I've experienced. Positives: the location and people around here are cool.

Pros: 1. Onsite management is incredible, no complaints. They handle things so quickly and professionally. On top of that, they are very friendly. They are the friendliest front office staff at any apartment complex I have ever lived in. They make living here enjoyable. 2. Maintenance staff is just as amazing as management. Extremely personable, knowledgeable, and work very quickly to get things fixed. If we ever need anything replaced, it is done very fast. I see them constantly go above and beyond to keep units efficient. 3. Location is great. Walking distance to Woodward park. Near Riverpark and many great shopping complexes. Very close to the 41.
